When replacement is the better spend

• The TANK is leaking — that’s corrosion through the wall, and no part fixes it.
• It’s past 10–12 years old (tank models) and now needs real work.
• Repairs are becoming a subscription: each fix buys a few months.
• Rusty hot water plus rumbling — the tank is consuming itself.

What drives replacement cost

• Size and recovery speed for your household’s demand.
• Tank vs. tankless — tankless costs more installed, lasts longer, and never runs out of hot water; it can also need gas-line or venting upgrades.
• Code items that come with a new install: expansion tank, pan and drain, seismic strapping, venting.
• Location and access — an attic swap is more work than a garage swap.
